Why AI data centers go modular.

Modular is not a different data center — it is a different sequence. The facility is the same; the date it energizes is not.

01Speed to power

Factory fabrication and sitework run at the same time. Across the industry, that parallel sequence compresses schedules by 30–50% against a conventional build. When the hardware is bought and waiting, the date the hall energizes is the date that matters.

02Factory quality control

A data hall is mostly mechanical and electrical work — busway, containment, piping, controls. Built indoors on a fixed line, that work gets repeatable jigs, inspection at every station, and factory testing before a module ever ships.

03Sitework in parallel

Foundations, yard utilities, and the substation tie-in progress while the modules are still on the line. Two critical paths, one energization date.

04Repeatable rollout

Once a data hall is engineered for the line, the next one is a repeat — same drawings, same modules, same schedule. A campus phases out block by block, and the second site starts from a proven design.

05Less trade stacking

Most of the build happens under a factory roof instead of in a crowded shell. Fewer trades working on top of each other, fewer weather days, less equipment sitting out in the rain.

06Predictable cost

A production line prices repeatable work with precision. Fewer surprises in the field means fewer change orders — and a capital plan that survives contact with the site.

01Design & engineering

The facility is designed for modular from day one — data hall module sizes, power and cooling skid layouts, transport limits, and connection details resolved before fabrication starts.

02Factory fabrication

Modules move down a production line — structure, busway, containment, piping, and controls installed and tested station by station.

03Sitework in parallel

While the factory builds, we build the site — foundations, yard utilities, and the pads and crane routes ready for delivery day.

04Transport & set

Data halls, power modules, and cooling units ship to the site and are craned onto the foundation in days, not months.

05Stitch & weather-in

Crews connect structure, seal the envelope, and tie the modules together — electrical, mechanical, piping, and network between units.

06Finish & handover

Site-applied finishes, integrated testing and commissioning, inspections — and a data center ready for load, sooner.
